Exclusive hire of the estate has a minimum stay of 3 nights, all year. For a company offsite the minimum is 2 nights in shoulder season and 3 nights from June to August. For a room booked on its own with breakfast, the booking engine shows the minimum that applies to your dates before you pay. Tell us your dates and we will confirm what is available.

Arrival and departure times are confirmed with your booking. Tell the house your travel plans when you book, including the time you expect to arrive, and we will confirm what works for your dates and advise on the last part of the journey.

Yes. An Italian breakfast is included with every room booking: warm pastries, seasonal fruit, coffee, local cheeses, cured meats and fresh juices, served on the terrace, in the Dependance, or in your room.

There is no restaurant open to the public. Breakfast is included for house guests, and dinner, aperitivo and wine tasting are arranged on request for house guests and private groups. La Polenteria, a trattoria serving mountain food, is a short walk from the gate.

Yes to both. Rooms are serviced during your stay, and the concierge arranges bookings, transport, tables and local recommendations. Both are available to house guests and to groups on exclusive hire. Tell the house what you need when you book or on arrival.

Yes. The Comune di Brunate charges a tourist tax per person per night, set by the Comune and not by the estate. The Comune publishes the current rate and the number of nights it applies to.

In the warmer months the whole estate is in use: the gardens, the saltwater pool, the terraces and the ridgeline paths that start at the estate and run towards Monte Boletto and Baita Boletto. The estate stands at about 875 metres, above the village, so the air is cooler than the lakeside in summer. Spring and autumn are the quietest. Pool access is included. Heating is available on request at an additional charge.

The estate closes for the winter season. Requests for exclusive hire of the villa in the winter months are considered, so write to the house with the dates you have in mind and we will tell you what is possible. Outside the winter season the whole estate is in use.

Spring and autumn. Sessions run indoors while the afternoons open into the gardens and onto the ridgeline paths, and dinner can be taken outdoors when the evening allows. The estate takes one company at a time, so the whole house, the meeting spaces and the grounds are held for your team.

Italy's national public holidays are 1 January, 6 January, Easter Monday, 25 April, 1 May, 2 June, 15 August, 1 November, 8 December, 25 December and 26 December. Easter Monday moves each year. Much of Italy takes holiday in the week around 15 August. Tell us the dates you are considering and we will confirm the estate is free.

The estate is at Via Giacomo Scalini 62, 22034 Brunate (CO), Italy, above the village. By road it is about 15 minutes from Como and about 1 hour from Milan Malpensa. Milan Malpensa is the closest airport, about 1 hour away by car. Milan Linate and Lugano are about 1 hour 10 minutes by car. A direct coach service runs from Malpensa to Como San Giovanni station; check the operator's timetable for your flight. For company offsites and larger groups we work with our own drivers at agreed rates: transfers are an extra and the house arranges them.

Yes. The estate has private parking on site, so the car can stay parked for the whole stay. Como is about 15 minutes away by road and the funicular from the Como lakeside reaches Brunate in 7 minutes, so the town and the lakefront are reachable without it. Ask us about charging points for electric cars and coach access.

The operator, ATM, publishes the timetable for each season and closes the line for maintenance from time to time, so check the ATM timetable for your date. If you are arriving late, arriving by road is simpler.

Tickets are sold at the lower station on the Como lakeside and at the Brunate station, from the ticket office or the machine. ATM publishes the current fares and the rules for bulky items such as bicycles, pushchairs and large cases. Arriving by road is simpler with luggage.

Yes. Trains run from Milano Centrale to Como San Giovanni in under 40 minutes, and a second line runs from Milano Cadorna to Como Lago. From Como the estate is about 15 minutes by road, and the funicular from the Como lakeside reaches Brunate in 7 minutes. Check the operator's timetable for your date.

Yes. Taxis wait at Como San Giovanni station and on the lakeside, and fares are metered and set by the Comune di Como. Agree the fare with the driver before setting off. For a late arrival the concierge books a car in advance; tell us your arrival time when you book.

Central Como has a limited traffic zone monitored by camera. Set your navigation to Via Giacomo Scalini 62, Brunate, rather than to Como city centre. The Comune di Como publishes the list of streets inside the zone; check it against your route before you drive, and ask us if you are not sure.

The Province of Como requires winter tyres, or snow chains carried in the car, on its roads through the winter months. The ordinance is reissued each season, so check the Province of Como notice for your dates before you drive. The road up from Como climbs the whole way, and that is the stretch where chains matter, so carry them if you are driving in winter.

The Netherlands, Belgium, Luxembourg and Germany charge no motorway toll for cars. Switzerland requires a motorway vignette, sold as a sticker at the border and at petrol stations and post offices, or as an e-vignette bought online before you travel; buy it before you reach the motorway. Italian motorways are tolled: take a ticket on entry and pay by card or cash on exit.

The estate has 10 rooms across 3 buildings and sleeps 19 guests in total. A team of 10 or fewer can have a room each. Above 10, some rooms are shared. Bed configurations vary by room, so ask when you enquire.

No. The estate takes one company at a time on exclusive hire. There is no lobby, no other guests and no shared conference floor. The house, the meeting spaces, the gardens and the Wellness and Fitness Area are held for one group for the length of the stay.

Sessions and meals move indoors. The Dependance seats 20 in boardroom layout, the villa dining room 12, the villa breakfast room 8 and the gym studio 4. Yes. Villino Rubini is taken by one group at a time on exclusive hire, with a minimum stay of 3 nights, all year. A group has the 10 rooms, the yoga room, the 4 meeting spaces, the gardens and the Wellness and Fitness Area, with nobody else on the property. Retreats on Exclusive Hire.

The group brings its own teacher or facilitator. A massage, a yoga or pilates session or a trainer can be added on request and is quoted in the proposal; otherwise the yoga room, the meeting rooms and the gardens are there for the group's own practice. Yes. The yoga room sits next to the gym in the Wellness and Fitness Area below the villa, and it has its own wood floor.
